Located in San Jose’s Bonita Park neighborhood, just off the Bayshore Freeway (US-101) for easy access to San Francisco. Only 10-12-minute drive from Downtown San Jose, the McEnery Convention Center, SAP Center, San Pedro Square, and SJC Airport. A convenient alternative to our homes on S 21st Street for those wanting to stay nearby.

PUBLIC TRANSPORT: 8-10 minute walk to city bus lines that run on Santa Clara and San Antonio Street.

VISITORS
This is our Zero Tolerance House Rule. The only people allowed in the home at any time are officially registered guests who have been ID verified. This is for the safety, security and comfort of everyone in the house. You can be assured that your housemate doesn't have a random unknown person in their room and that the house isn't completely overcrowded.
⚠️ If you break this rule we will have to cancel your booking WITHOUT REFUND.
⚠️ This is not a party house, either. Your housemates are usually serious young people who often need to work in the morning. That being said....if you are a long-term guest and have a family member or friend 👥 accompanying you or visiting you for a few days, talk to us for permission and guidelines.

BIKES
Absolutely no bikes are allowed inside the house. You can park your bike at the front, and always with locks. Please do not park at reserved parking spots for cars. If you decide to park your bike outside the house, please take great precautions since we do not take responsibility for vehicles that are not registered nor reserved.

STANDARD OF BEHAVIOR
🌱 Before you book the wrong place, just know that for things to run smoothly in this type of shared home, we need to run a tight ship. We have rules that we will enforce, so don’t be surprised if we call you out on inconsiderate behavior.
🌱🌱 We expect a certain standard from everyone, though we cannot guarantee that everyone will follow the standard we have set. Our only recourse is to cancel the booking of people who violate the house policies.
🌱🌱🌱 If you feel someone is being disrespectful, you must let us know immediately. We want the opportunity to talk to the other guest and not find out about offensive behavior after your stay has ended.

🌱 Each private suite includes its own en-suite bathroom and a mini-kitchenette, making it easy to prepare simple meals or manage your daily routine without relying on shared spaces.
🌱 Residents also have access to shared indoor and outdoor areas, including furnished living and dining spaces, indoor bike storage, on-site app-operated laundry, reserved parking space and backyard hangout spots.
🏡 All private suites are professionally managed by our VIAM HOMES team, with 24/7 support to keep the property clean, organized, and running smoothly.
